JOB PURPOSE: Review title search.

ESSENTIAL DUTIES & RESPONSIBILITIES

Review of title search to include the following:
Determination of defendants to be named and their capacities.
Determination of correct Plaintiff in the foreclosure
Review of recorded documents and legal descriptions to verify accuracy and completeness.
Identify any potential title issues and determining whether they can be resolved or title claim is needed.

Dictation of lis pendens, summons, complaint and debt validation letters on foreclosure files including the following:
Completion of Dictation sheet compiling title review information.
Completion of Schedule E figures sheet setting out loan figures for first legal and debt validation letters.
Notations of any special circumstances that must be taken into account by First Legal (eg. 2nd cause of action needed, removal of deficiency language on discharged obligors, Paragraph 11 language to be added regarding a prior lis pendens, etc.)
Completion of Tax & Title Review Sheet, noting assignments or documents needed, taxes, title issues, title summary information, etc.
Preparation of Multiple Causes of Action, if needed

Determination of course of action if we find that defendant is deceased either before or after first legal is filed.

Requirements:

KNOWLEDGE, SKILLS, & ABILITIES

Knowledge of Title is necessary
Attention to detail
Legible Handwriting
Typing 40+ wpm
